@Nick Robinson I actually am aware and also I'm not going to step in to anything without due diligence I asked a simple question just to gage different areas I drive a semi and do not have a million hours to be online thats why I asked on here and pay for the site

@Nick Robinson I'm not spending there money without doing research for the people on here to assume that that is what is going on just tells me that there are alot of butts in the world I'm not one of them I'm only looking for answers on here because well it's a forum that I spent money on and would like to get a few of those dollars spent wisely lol thank you for your breakdown and the extra numbers they do help

@Nick Robinson @Charles Carillo .....the laws and various things like that isn't the real question here I'm already in works on being able to keep everyone legal and all that.... the question is asking about costs in different areas I know how to talk to lenders and all that good stuff I'm asking this forum so I can get an answer on here lol

I have a few investors more then I originally intended....great problem to have... now the question is how to spend the money to bring a good ROI for my investors and still make a profit myself? I am looking for an answer that I know has many variables so just maybe if you all don't mind sharing your initial costs on what ever the say 10 to 20 units may have been. What class neighborhood they are in . I'm looking for an average cost so I can start looking at deals and know what a good deal might be thank you all for your previous mistakes and sharing so that I may or may not make them for my investors.

@Daniel Goldfinger I am originally from Cleveland. Be careful about your options in the Cleveland area. You have so many ups and downs. I would say it is a long term investment area. Do your research and I think you are making a good decision.

Looking for helpful tips in preparations off a business. I know that starting the llc is basically before the beginning. I will of course be mainly investing in REAL-estate but not completely exclusive. I really have so many questions but am willing to hear any and all answers to questions that you may have had in starting an investment company. Also can anyone point me to an institution that I can speak to about a self directed 401K or IRA?

As it says, I'm a truck driver looking to start in REAL estate. I know starting large could be a mistake but I would like to know some of the numbers on larger apartment buildings things like ROI on some of your 50 to 60 unit places in the B market
