 A spy is great!  Make sure the spy finds out where the tenant works, and preferably their new address when they runs away. Other important information to gather is the tenant's date of birth, driver's license number, and license plate! This is useful to track them down later.

The ex-tenant should be currently employed, that is why I am trying the garnishment through wage route. I think found a good private investigator/skip tracer who can get their address for serving the notice of garnishment. I hope it works.

Thanks for the link, I've read it before and it's pretty good. Although it is a little outdated but the overall idea is the same.

Thanks for this advice before but it seems all the collection agencies I've called all have upfront fees. :(

Are collections agency effective though? Does anyone have any experience with them? A few thousand dollars may not be worth it, but what about $20000?

Hi Michael and Welcome!  I had a business partner who wanted to go after a tenant through the small claims process after a judgement was receieved.  Then Covid hit and it got delayed and we are now 2 years in waiting for this to go forward.  I like Chris Baxter's advice.  Let the collection agency do the work for you!  Best wishes

 But are collection agencies really effective? I've heard online sources doubt their effectiveness. Otherwise, it's just a waste of upfront fees.

Hi, newbie to the forum, was hoping I could get some advice on how to claw back rent arrears after getting an Ontario LTB order. Had a bad tenant who took advantage of Covid and ended up owing me approximately $15000 in rent, $2000 in utilities and left lots of garbage/furniture left in my property. The tenant doesn't seem to be the type who would pay and he didn't show up in the LTB meeting, should I try a collections agency or go straight to the legal route using small claims court and garnishment of wages? I know his phone number, email and where he works, but I don't know his current address. I also read online about tracers and paralegals, would those services be useful?

I'm also thinking of filing an L10 with the LTB to claw back the utilities and cleaning fees, if this order gets converted to a judgement, can it be combined into a single wage garnishment procedure? Is clawing back this sum worth it?
