LOLz. Got it. It's a 3b/2ba, but I'm considering the ARV for refi down the road. For example, if the deck costs X it would be an easier green-light if the ARV turned out to be >X.

 It depends on the driver ðŸ˜…. I find it best to make a three point turn at the end of the street (we are the 2nd driveway from the end) and then back into the driveway. It's a bit of a downslope, but IMO its easier to back into it then back out of it. 

You know what? Now that I'm really thinking about it, it's not an easy parking spot as is. It is, in fact, a pain in the butt.

Hi All, Quick Q and I hope I'm putting this in the right topic. We have a property up in Lake Arrowhead and are doing the numbers on our rehab. One thing we are having a difficult time with right now is figuring out the impact to the ARV on adding a parking deck.

Current parking is 2 car tight tandem on a downsloped driveway. With a deck we are hoping to get 2 or maybe 3 side by side. We are also considering a covered solution if budget permits. 

If anyone has any insight on a spitball for how much this would add to the appraisal (and/or rec's on good parking deck designers/installers). I'd greatly appreciate it.
