@AaronLietz what type of deals are you interested in? Flips, keep for rentals, multi family or single family? I come across a few deals that don't work for me for what ever reason. If I come across any I'll send to you. In a couple months we'll be doing some type of marketing for leads.

Our goal is to find the best way to put houses under contract to purchase. Just my son and I. Is a business under an LLC the best way.

@Guifre Mora. Thanks for the info. We want to start with fix and flips. Here in AZ if you are married your spouse needs to be on title unless they sign off the deal which to me makes unnecessary paperwork but that's the rule. 

The reason for question is maybe there's another way besides an LLC

Hello Andrew. Thanks for reaching out. I am not currently invested. Starting an LLC. Looking to buy distressed properties or multi family properties at a discount. Looking for good lead generating ideas. Willing to spend money for neighborhood flyers and possibly mailers if I can get some good ideas to print on flyers or mailers. I receive emails from wholesalers but nothing worth buying. I need to find the properties first hand to make a profit flipping.
