Hi there,

I'm currently in Vancouver, BC staying with my common-law partner. I'm on a visitor visa (UK Citizen) but we are putting into process my PR application hopefully over the next few months and hopefully my work permit will be here by the end of the year. We haven't sent this off but likely this is what we will do.

I'm in a precarious situation as my US real estate properties (currently 2) are in Indiana LLC's which are good for UK tax reasons and mean I won't be double taxed. However from a Canadian perspective they are not good and will be double taxed. Struggling to find a solution here - is there a better structure? Should I move the properties to my personal name before applying for my work permit? Any Canadian CPA's that could potentially help with that? I am working with a good CPA on the American side but need a Canadian CPA. My properties are not high end properties and are in C areas.

Any guidance, company recommendations or advice would be appreciated.

Are you renting the houses out? There is a tax election (IRC 871) to have the income taxed at gradual rates. Effectively you pay less tax. Consult with a CPA.

Yes I am renting the houses out. I just spoke with a CPA who said a similar thing that it would be paid on net rental income. 

So I've thrown myself in the deep end of Real estate and purchased a couple SFH's. Relatively low cost in the mid-West... I did a lot of reading and due diligence but I think I must have missed something....

I am a UK citizen so an out of country investor. I've setup and LLC and have an EIN and bank account.

I've been doing my research on taxes and an accountant helped me file my EIN but I'm now seeing that I will be charged 30% withholding tax! Can anyone clarify if this is correct? I assume the name doesn't mean I get the money back? Need some guidance as obviously this would destroy returns. =( is there any effective way to reduce this.

Hey everyone,

Just thought I'd post in this group as I'm very curious as to what makes you all so confident in the economic indicators for South Bend. 

Its population has declined in the past twenty years (although has stabilised over the past ten or so). Jobs also stable but no big influx or big decrease - I'd like to know why everyone seems very bullish on the area given it's relatively high crime etc.

Any local knowledge or insights would be great.

I'm not looking to calculate taxes but to look up the owners based on the tax records. Some county's and states have online databases that you can search. Just wondering if there is one for Indianapolis or I need to manually email the tax assessor.

I couldn't seem to find an easy way to search for property owner information on indy.gov - I did check the links on biggerpockets for the county tax assessor but it went to a broken link. 


I also looked at indy.gov but couldn't seem to find the link. Can anyone help me out?
