@Rick M. Thanks for your suggestions. Definitely plan on splitting all utilities. Going to head down to town hall this week. Trying to get approved on a 4th unit, while I'm there I will see what the regulations are on water in Derry. I would imagine they would be the same as Rye? 

If the city doesn't supply the metal ones anymore I was planning on going to supply house. I think your dad was a smart man!

Do it once, do it right. Especially when the tenant is moving out of the unit. One less thing you have to worry about. Just plan accordingly.

Not something that's very difficult to do if you take the correct measurements. If you have the right contractor you'll spend most of the money on your stock. 

New appliances, windows, and tile has only helped me rent a unit. Guess it depends on your target market though.

Charge tenants for water? Yeah, absolutely! I've gotten charged for water from 2014 - 2017 (2018 and 2019 my landlord offered to pick up the water bill and the pet fee for me to stay as a tenant).

Hey all!

Currently renovating 3 family. 

In the process of removing old oil burner and having gas run up to the house. 

Although costly can you charge for water in the state of New Hampshire. I know they passed a law in Massachusetts making it legal for landlords to charge for water consumption.
