To add to what Joe said, after being in the banking industry for 10+ years I have seen every single form of payment get returned, kicked back, and even recalled. If you are extremely worried about this then you should only collect cash, have a money counter that verifies the legitimacy of the bills so you know you are safe. Note this is extremely unrealistic!!

It goes back to due extremely good due diligence on your tenant screening. Cozy has some features built into it already but one other step you can do is ask for 2 months of bank statements. Some people might kick back at you for it but it will truly give you an idea of the type of person you are dealing with.

As a landlord for 3 years I am extremely comfortable with checks and ACH payments. I currently don’t have anyone wanting to use a debit or CC, but having the ability to turn it off should be there.

Hello BP,

This is my first year being a landlord and househacking . I am just wondering if anyone has an easy method to doing taxes yourself or would it be worth just hiring someone?

Thank you everyone for the advice, it has been a big help! I always wanted to be the "Good Landlord" but after this last experience I have learned that you can be, but be very stern in everything you do. Going forward I am going to end up being prepared and setting myself up for handling these types of situations.

I am not sure what exactly happened. When I stopped next door to look at her drain issue, she mentioned that the door was letting cold air in and was wiggling. I looked at the door and saw the deadbolt wasn't working and that there was a 6in to 10in crack surrounding the deadbolt. She claims she has no idea what happened. I know that it previously wasn't there and that it was cause by leaving the deadbolt open and slamming the door shut. I know this from inspecting the situation and seeing the dent along the door-frame that the deadbolt left.

Hello everyone,
I'm a new landlord and I'm just trying to find the best way to politely ask a tenant to fix something. I recently encountered that the deadbolt on the door is broken and what happened was the door must have been slammed shut with the deadbolt open and it cracked the door as well as breaking the deadbolt. So I am trying to go about having them fix it in a nice way. I have to go back to the apartment anyways and fix a drainage issue on the tub but I'm trying to find a way while I'm there to inform them that they need to fix the door or get the cost of it being fixed to me to fix it. 

Also does anyone else fix drainage issues in tubs and sinks that are due to normal wear due to hair and everything else.

Okay, I am trying to avoid the 20% down because I will not be able to reach that requirement in a year. But a convention 5% or to get the other loan out of FHA might not be a bad idea. I am not sure what goes into getting that switched out though - (I don't want to refinance)

Hello BP!

I am trying to find out if it is possible to have 2 FHA loans in a 2 year mark? So if I bought a house in Jan 2016 then come Feb 2017 I could get a second FHA loan? Is this possible doing it FHA both times? If not does anyone have a Loan Hack to get around putting 20% down on the second loan?
