I was told by a local investor that in multi family units your months cash flow per unit may be a little lower that on a single family unit. I typically shoot for at least 200 per month cash flow after expenses on single family. In you let experience is the cash flow less per unit on multi family?

@Matt J. Thanks. The occupants pay all utilities so that is not a problem. They are currently being managed by the current owners but I would look into using a PM so I would have to factor that in costs. I also think I could get cheaper than what is being asked so that would help too. I only set minimum percentage away for maint and cap ex and vacancy.

Thx it's in a rural area but is close to a community collage that has the general area growing at a nice pace. This would be a HUGE deal for me being I am new to REI. It's not in a flood zone nor is there abnormal crime. The 1600 per month cash flow I thought was a good number given the expenses.

Hi everyone. Looking to get some help with a possible multi unit purchase. The property has a small sfh and 3 duplex units on it with land to expand in future. The taxes are about 4900 per year and insurance is 4000. The units currently bring in 4050 per month. They are asking 375000 for the property which is about 15 yrs old.

What are your thoughts and comments?

What are some ways that investors find properties besides the usual realtor and Zillow websites?
