I get this question when speaking to a wholesaler or realtor for the first time.  "What kind of return are you looking for?"  

This seems like a vague question but they seem to be wanting a specific number.  For you experienced investors how do you answer this question?  And what metric are they usually referring to.  (There is cash on cash, cap rate, etc... ).  

For me, and maybe this is because I don't have a ton of experience, I have to just look at everything when I evaluate a property. How much capital will I lose in the deal, if any? Where is the home located? Is the home in a good area primed for appreciation with low crime, in that case I'd settle for less COC return. If it is in a sketchy area but cash flowing a lot the numbers might be different. It would depend on everything, not just a single number.

Any insight would be appreciated.

I've read about hard money lenders however I've never used one.  BP has a list of hard money lenders which is great but there are A LOT of them listed.  For anyone who has gone through finding the right hard money lender do you have any advice on how to choose one?

Looking for an affordable, honest, reliable, experienced GC that does good work in the Jacksonville area.  A GC that is an investor would be a bonus.  If anyone knows a GC that comes to mind please let me know.

Need a good Property management company for SHF's C to B class in Jacksonville.  Knowledge of real estate investing is a must.  10% or lower costs would be a bonus.  Anyone have recommendations?

I don't feel like the ROI is there but I'm not the most experienced at evaluating investment properties. I'm sure there are possibly better locations in the country for rental investments.
