@Michael Bayrakeri I would recommend you find an investor friendly realtor in the market your interested in. They will be able to help you find a turnkey rental. They will also recommend a good property management to manage your rentals. Also, they should recommend landlord insurance carriers and contractors to do any make ready (if needed). Why limit yourself to just turnkey properties? Working with a realtor gives you more buying options too. I own investment properties here in the Dallas/Ft. Worth area. Texas has some of the most landlord friendly laws. Also, high demand for rentals ensures low days on market for lease listings. Many of my clients live in CA. DFW is a great place to invest.

The problem I am facing at this time is that I don't know what I don't know, in terms of different regions and don't have enough data to focus on one area vs another.

Tons of noise out there, trying to find legitimate companies to work with.

Main condition will be positive cash flow after I refinance the property after purchase, and move to the next property.
