Definitely just return the deposit and get back to advertising your property. Review your state laws and BP has some great deposit to hold forms. Check them out.

It's code to be vented outside. If not, moisture will cause a lot of problems in your attic. I would definitely find another contractor. It sounds like he didn't want to put the extra work in.

Your friends would need to shop around for a good lender that is willing to work with him. After getting line of credit, just keep BRRRR several properties.

You can actually cash out refinance before the 6 month seasoning period with the delayed financing exception. You must pay cash for the property though.
