Pulling money out of your house (HELOC) isn't a bad idea but you definitely need to know how to use it properly and not put your family at risk. Before you do anything, I'd recommend you at least do the math homework on different deals before doing a real deal. BP has plenty of resources for this. A fix and flip isn't a bad idea but you need to have a good contractor on your team and they're not easy to find. I have been investing in Fort Lauderdale for years and have a great team now but it took a while and many struggles to get to this level. You need to be mentally prepared for those first steps and a couple years after.

I'll be looking into a real estate group that's a great idea. I feel like I have the start of a team and hopefully I'll feel more comfortable after meeting someone to ask more questions to. I have to say I didn't know what to expect on this forum. I'm happy to see that people are posting back. Thanks for you insite.

I 100% agree would love to have a mentor or coach in this life already. I PRAY as I am spending more time in this ill meet someone that could help me along the way.

I am a nurse by day and a father of 4 boys I am doing everything I can for my family. I want to get into real estate to one day get out of the rat rase of the hospital life. I have a house I bought back in 2014 and not sure how to go about starting out. Do I pull money out of my house I live in ? Do I pull out my 401 k to get started? Or do I start with a rehab and rent / flap. I know that airbnb do well in my area but have a high start up cost. I know that the housing is Hight here in Florida. I have spent the last month with books and podcasts. I listen to the podcast and it all sounds so easy. Just don't want to make a wrong start that could hurt my family life. I know that the hardest step is the first step into something new. Would love to hear what you guys have to say.
