UPDATE: Just signed my first purchase and sales agreement!!! Whoop!! Next steps: advertise as a wholesale deal and if that does not work getting bids from general contractors to do the rehab! Any advice would be awesome!

Advice requested. Situation: I have a seller who's common law wife has passed. She left him the house in her will. The county assessor's office has her listed as the owner, but in the address it says "C/O 'his name'. He does not know the location of the original deed. Will there be a problem with the deed if I make an offer on this property and if so, how can this situation be corrected?

Thank you Leslie Fisher and Jeffrey Vandagriff! It's great to hear from Y'All. I plan on focusing on Single Family residential properties because of their shear abundance, but, I would not turn a blind eye to duplexes or Quadplexes. In the short term, I plan on doing some wholesaling in order to grow a cash reserve. Mid range goals are to rehab and retail, as well as lease option properties, and if I acquire some really nice homes, buy and hold. Long term, I plan on owner financing the homes that I sell creating passive income as I near retirement. I'm sure as I learn these goals will change and get more specific. I am open on any suggestions and/or advice you have!

Hello all! I've been interested in investing for some time; done a lot of reading; watched a lot of videos; Etc. Now, I am finally doing something about my dream. I had difficulty finding leads until recently and was about ready to throw in the towel. However, I now have THREE solid leads. I hope to connect with more experienced investors in Oklahoma.
