Hello! I'm a rookie landlord who just purchased a duplex that has tenants in one of the units.  The lease is up at the end of June. One of the roommates on the lease wants to move out at the end of June, the other wants to extend it one month since her new lease starts August 1st. The one who wants to extend the lease is willing to pay full rent so I'm open to extending by 1 month. I'm wondering what my options to structure this are? I'd prefer to exercise a clause in the lease that would allow the lease to go month-to-month if the lease is not renewed and then just get a notice to vacate from the tenant that states her intent to move out July 31st. I'm also considering an addendum to remove the one roommate from the lease? I'm wondering what to do if the roommate that wants to move out wants her portion of the security deposit ASAP. It would be hard to know what's coming from the security deposit until both tenants are fully moved out. Thoughts?
