Day 3 in the books. Finding affirmation I actually believe in is a bit difficult so for now I have them noted in terms of short terms and long term goals. “I will finish my Duolingo course today” or “I will negotiate a multi unit purchase within the next year” …I think I’m doing that part close to correctly 😅

Thanks to Hal and BPCon I just finished my first miracle morning. So far I’m feeling pretty motivated and alert and I’m typically a snooze-aholic. Anyone else using this morning ritual? Any advice? Does writing on BP forum count as scribing 😀

I spoke with Mr. Meyers before one of the workshops at BP Con about having a totalitarian value metric similar the sabermetric baseball stat WAR. Instead of determining a player’s value relative to its team (wins above replacement) can there be a singular numerical value that contains pertinent market data (appreciation rates, population growth rates, etc) applied to a specific properties intrinsic metrics, compared relatively  to a predetermined market size…bundled up in a singular value metric? Maybe BP can brand the metric.

I'm purchasing my father's home for zero down. I'm going to take over payments. I am planning on converting the house into a duplex. For this I will need to take out a construction loan. After the conversion I would like to refinance the house to cover the cost of the construction loan and give the remainder to my father. I will keep the rents going forward. I'm meeting with contractors next week to figure our some cost quotes. The numbers I've plugged into the tool are my best estimates using some online research. I'm just not sure if I'm using the tool correctly and if the data makes sense. I'm trying to avoid garbage in, garbage out. Thank you for your time!
