Thanks for the insight, I’m definitely not counting on it going down in my analysis. Have you seen a whole city decrease there rates vs individual appeals?

Has anyone who’s been at the game longer then me ever seen property taxes decrease in an area? Or once there implemented it’s almost impossible to go back? I have an offer in on 2 Duplex’s in Lake Country IL. With 3.2% tax rate. The Deal is ok at 3.2%, bad at 4% but would be awesome at 2%. Is it safe to say I’ll see 4% before 2%?

@Shiloh Lundahl I use school district as an indicator of the class of the area. I often invest in areas I’m not extremely familiar with and schools seem so be a quick indicator of the type of Nieghbor. For the most part Districts are good because of the families that live there, which attract more like minded people who prioritize education, whom are usually the type of people you want to live next to.

@David Tsedaka I let everything BUT the roof go until it breaks. If it's leaking you can't be calculated about the repair ( unless you already have a go to roofer and the best deal on materials). Not to mention unnecessary damage.

@Jonathan Jaffe I have both, Honda does make a great small engine. I always thought electric anything was trash but was kind of surprised about the electric pressure washer I acquired. Great for cars/ siding etc. It definitely move less water then gas. If your looking for a deep clean/ paint prep use gas is the only way.

@Brian R. Thanks Brian but from what I could tell BMO doesn't lend in CA.
