First, I would like to thank you for the reply and suggestions. It's a tax lien and I am aware I don't own the property just yet. I spoke with a lawyer today and let me know I will have to wait 2 years before I can foreclose on the property. 

All 3 are actual homes in my home city Camden, NJ where a lot of redevelopment is going on and 1 of the properties is in our downtown area next to hospitals, a transportation center, and entertainment. For 5k I think it's a home run once I own it.

All properties are vacant and need complete rehab. They have been abandoned for many years. The interest rate is 12%

Hi All!

I just recently won 3 tax lien bids in Camden, NJ. I've been reading a ton of information and checking out youtube videos on the subject but I am still a little unclear on the process. I have a meeting with one lawyer tomorrow that I am hoping will clear some questions up. I am looking to network with anybody who is familiar with the process not limited but including, lenders, contractors, lawyers, etc. I would also say I am looking to keep all 3 and do full rehabs on the properties and add them to my long-term portfolio. Any and all suggestions are welcomed!

Buying a multi-family house hacking is a wonderful idea! I did it with my first property and it helped me acquire more properties because my cost of living was very low. I would recommend anybody to go this route. I also used an FHA loan to get the first deal done but as far as financing you have to go with the best situation that fits your needs. Get a rockstar agent to assist you and you will be fine.

Update everything was completed except the plumbing to the new sink which my dad could handle easily. So I ended up paying 2k for a full bathroom remodel with tile on the walls and some equipment they left since I wasn't important enough lol...Just finishing up some caulking and outlet covers

After writing this post I did send them a formal complaint and asking them for a hard deadline of when they will be finished with the job, which I received. I also had them agree to a late fee clause  in a addendum of the contract for everyday that goes after the deadline as well a stating they could be fired for failure to completing the job. But to answer your question yes we do have a contract in place and they are licensed. Hopefully we don't have anymore issues and thank you for replying.

Good Evening,

A little background on me, I am a Real Estate agent in New Jersey and my wife and I are currently house hacking a duplex and we have been here for a little over a year. With a baby on the way we decided to renovate our bathroom and kitchen before the baby comes. We had a few contractors give us quotes and decided to go with one company. The father and son duo said they will be able to complete the job in two weeks at the latest because it's a small project. The bathroom was a full gut down to the studs, new shower, ceramic tile, etc and I would say its a standard size bathroom. The kitchen we're only doing new flooring. (the grammar is going out the door as I am angry typing lol) The whole 1 bedroom unit of the duplex is 696 sq ft so the timeline is reasonable. However, the guys missed a few days due to weather which was understandable because we got a lot of snow but this weekend they didn't show up and didn't answer the phone and later said they had an "emergency" once they came back to my house 4 days later I found out the emergency was them starting a bigger job of 5 houses in Baltimore. Right now I have an unusable bathroom and Yesterday I drilled down to them that I have a pregnant wife in this job that needs to be completed as soon as possible because we are already past the deadline and they promised me they would finish the ceramic tile today but guess what? They didn't show up and won't answer the phone and I bet they are back in Baltimore. Should I fire them? I'm not sure what to do with them. They have all their tools here and a yard full of junk from the gut, however I have only paid a deposit.
