Hey BP community, 

Are there any investors looking for a single unit condo to invest in? The property just came onto the MLS today for $179k and I think it could pencil out as a positive cash flow opportunity. I have set up an initial viewing for myself and would like to invite any investors to come along with me. I am not the LA of the property but would be happy to write up any offers and show the property to anyone from the community.

Property was built in 1984 and appears to be in good condition. The location of the property is questionable compared to other parts of town which could be the leverage needed for a lower offer. I don't believe there will be any problems keeping this place rented at all time because of the working class in town and this very affordable rent.

Hmm it is included on CA MLS data. Should be in upper left hand corner. Assuming you checked there though...

HI Andrew. I am not a pro on this stuff but we use a term in real estate called "meeting of the minds". In real estate, everything must be in writing and ultimately that is what you need in order to back up your agreement. Having a lawyer write this up is the best way but might not be necessary at this point for you. Consult a lawyer is best but ultimately, everything must be in writing. Good luck.

Hey Everyone. I have been a member of BP for a little while but have not been very active in the community. But I just wanted to drop in this message to say that Josh and Brandon did a very powerful podcast this week and very inspiring. Miracle Morning sounds like a life changing book and Hal's story was very inspiring. I just ordered it on Amazon and looking forward to reading it.

Thanks for the response Troy and I agree completely. There is no assurance that the government won't make him tear it down but I did learn one thing this morning which I think is very good. I look forward to hearing your response. 

Today I pulled the assessors records and they have assessed it as a 2 bedroom 2 bath, which it is. They even gave a permit for it to be used as a vacation rental. The property is permitted to have a modular home on it but there were no permits drawn when they removed the modular home and rebuilt a similar stick built home. 

Your thoughts?

Hello BP community, I have a question and would love some feedback from you pros. 

The quick story is this: I work as a RE agent here in CA and have a buyer who wants a 650k property that has a non-permitted home on it. He has 40% cash to put down and has the cash to buy the permits once he owns the property. 

Who would you recommend going to for the short term loan? 

I am currently working on making sure that the home will be able to get permits once the buyer takes ownership. Any advice?

Haha Al, The million dollar question. Of course I have a long answer for you but i'll keep this one short. 

No doubt that prices are higher here than most places in the country, however, properties are in such a high demand that its a pretty safe investment. In our area, it is cheaper to own a home than rent. Can't ask for much better than that. And, USDA loans are available for the first time home buyers so 0 down and low interest. No PMI. So some great opportunities for the right person. :-)
