Hello BP Community!

Mike 28, I'm a GC, flipper and own a college rental in the state of NY. Looking to get into some transactions deals in this new year. I am looking to start a lead generation type advertising campaign for distressed property and land. My question does anyone have experience with finding deals and handing them off for a fee v the traditional wholesale process. Is that even legal? 

Would love to hear how people structure deals and or partnerships in this type of situation. Thank you!

I'm looking into public records in the Albany area. Mainly to find delinquent tax liens, houses going to foreclosure, probates, things of that nature. I'm not exactly sure how to navigate these websites.  In what areas should I be looking to narrow my search. Any help on the topic (regardless of the market) would be greatly appreciated!

Hello Biggerpockets!

So my family and I have been flipping houses on Long Island, NY for about two years now, and starting to ramp up the business. One thing thats been we have yet to perfect is when to start filing for permits. In our area (and I'm sure many others), you need permits for just about everything (ie: plumbing permits just to uninstall old cabinets!). We would like to hear from other investors, how do you approach the permitting situation? Do you file during Due Diligence? Or just skip the permitting all together? Anything helps!!

Hello Bigger Pockets Community!

So I have flipped a few houses in the past year and I'm looking to expand, but I have had trouble meeting brokers/ agents that understand the flipping business. Does anyone have any tips on identifying brokers in my area? Or better yet make any recommendations to brokerages they have experience with (in both Nassau and Suffolk counties).
