Hi, I’m 16 and plan on pursing real estate investing post college and I want to learn as much as a can now. 
I read David Greenes BRRRR book recently

And I was wondering 

In my future rehab projects. Would adding small things like spending an extra $800 on a nice rainwater shower head. Or adding backlighting to the kitchen. Or adding a modern automatic fireplace. Will that have a impact on the ARV of the property or just act as a selling point.

If have a feeling that if I add things to my rentals that normal properties in that price range don’t have will make people want to pay slightly over budget to get those features.
