looking for an investor or business professional to buy or rent a previous adult foster care home outside of Eugene, Oregon.

I have read about piggy back loans or 80-10-10 loans to avoid a big down payment or to avoid a jumbo loan. Is that still a thing?

lets say you want to buy a property for $600,000 but the bank will only finance $400,000. its not because the property is not worth that much but because the bank cant get accurate comps...for whatever reasons but that's not the question. I am asking because I should be able to subdivide the land.

the question is:

is there a way to get a loan from the bank for 400K and seller finance the 200k left over?

Hi team,

My wife and I are looking to open an adult foster care facility in Oregon and of course finding a house big enough with the right layout is really tough. 

Does anyone have experience with finding/building 7-8 bedroom homes for AFC or assisted living? 

Having a custom home built would make it easier in the sense that we can have the layout and design set up already instead of having to rehab an existing home or purchasing an established one...which there are none that I can find.

any suggestions on the best way to approach this would be very helpful.
