What if the tenants signed a new lease with the new owner, agreeing to new terms? Does this Void the old lease or can the tenant still hold the old lease over your head?

This is a question related to one of my rentals in Charlotte NC. The tenant had a lease with the previous owner, I know I have to honor the old lease since the tenant has leasing rights to the property. What is the case however when the tenant signs a new lease with me, voluntarily of course, keeping the rental amount the same but changing the late fee amount and late fee date. Does the new lease now hold up in court or can the tenant still refer to the terms of the old lease? Thanks, Michael.
