I've put about 700-800 hours into building my parents website. My father can be the king of procrastination when it comes to delivering on certain requests, and you would hope that after the amount of personal time I have invested into building the site he would take 20-30 minutes to find the pictures of the houses he has put wherever he's put them. Unfortunately this is not the case in the month I have been asking him for them.

I'm sure everyone knows that feeling of being right at the end of a project and needing the last ingredient. I have built this website from scratch, copywrited the pages, optimized them for the search engines, and built up social networks for the marketing aspect. The only thing I need now is some before/ after shots for the slider slideshow on the front page.

So if anyone would be willing to donate 4 sets of before and after shots I would very much appreciate it. I would of course credit the photos to the person who donated them. Saving images from Google images isn't the route I want to go.

So in attempting to build up my buyers list as I help my parents market their business directly to homeowners, through utilizing my FB network of real estate contacts I exported all of my email, about 950 in all, and sent out 4 emails of about 250 names.

I've never done this before so had no idea about the Bcc and stupidly just assumed it sent them like an individual email. Instead I see this huge space of emails/ nemes in the To field. It being late I have only received a few responses. Only one of those remarked on my blunder though she was very polite about it.

The only comfort in this is that my social network is made up of mostly professionals with 50-400 mutual friends per person. However, that's still not very comforting and I feel horrible.

How should I handle this tomorrow with what I'd imagine will be ome very angry responses? Thank you for any feedback, and yes I know that was very stupid and feel like a complete jackass already.

Maybe you might throw together a sample prospectus of what they could expect to see were you to offer them a deal and how easy it breaks down the prospective investment by numbers.

It will demonstrate both knowledge and experience and show them that you bring them the numbers when you come.

Thanks Mehran. I remember J Scott and he has done a buttload of flipping. If I remember correctly he was doing over a hundred a year, or was setting that as his goal in a discussion I read at one point. Have no doubt he has exceeded that. I also have no doubt it's full of valuable info

I just bought the digital version since I read from my phone quite a bit. Any other book suggestions would be great thank you.

Thanks for the welcome everybody. I remember this was a really tight knit community and has a lot of people that are willing to help those they see with problems.

Haha Travis, you can be my surrogate father if you'd like.

If anyone has any questions pertaining to SEO I would say that is where the majority of my expertise lies more than anything else so feel free to send me a pm and I will do my utmost to help you out. Although with all of Google's updates since their Panda and Penguin update content truly is king. There are still many ways to give your content the best opportunity to rank well though.

Hello everyone. My name's Michael and just wanted to introduce myself to the forums real quick. I was actually on here a few years back but real life forced me to have to abandon what plans I had aspired to then.

Currently my mother and father have allowed me to come in and help him out in their business flipping houses. It will allow me the opportunity to learn the grunt work and whatever else he deems me worthy of learning as far as the actual ins and outs of dealing with contractors and other legalities that go on behind the scenes.

I don't come in empty handed though. I've studied marketing both on and offline for years as well as web/ graphic design. I'm currently designing/ copywriting their business website, as well as social networks, to help give them an online presence. Though their handlings have always been with bank foreclosures and REO's in the past, I am looking to help them expand in scope to attracting and dealing directly with homeowners looking to sell fast at a discounted rate, as I have studied wholesaling pretty extensively for years.

I've also discussed contracting out deals that may not fall within the scope of properties or locations they are looking to work with at this point to other investors or short sale professionals who would be interested in them.

I'm looking forward to trying to bring value with the skills/ knowledge I have to hopefully help them expand their business, while also learning skills and knowledge they have achieved from their actual hands on experience. Either way, I look forward to the challenge.

I look forward to meeting and connecting with others around the BP community.
