You can get started by digesting David Greene's BRRRR book. Listen/read it multiple times. Start creating a "how to" plan for yourself. If you have any questions or obstacles, refer back to the BP forums and do some research. It's all here man. You have to put in the work, there's just no way around it, but man oh man is it worth it. My favorite thing in the world is collecting checks in my sleep. It changed my whole outlook on having a 9-5. Now there's a purpose to slaving away. If you need an "accountability partner" feel free to hmu.

I feel you, and like you, I'm working to break that family cycle of poverty. Before I go recommending books, what type of investing are you interested in? What could you see yourself doing?

For example, I love Buy and Hold investing and BRRRRs. I think the BRRRR method of investing is hands down best way to get started. I think it's pure genius and I almost couldn't believe it at first, yet LO and behold, it's possible and David Greene even wrote a book on it. It's worth it's weight in pure gold.

Also if you're looking to network with others here on BP, and you most definitely are (wink wink), do yourself a favor and fill out your profile along with a professional photo of yourself.

Don't be afraid to dive into the forums and blogs here on BP. Every question you'll ever have has already been asked and answered on here 100 times, so there's nothing to stop you from reaching your goals...unless you're lazy, that is.

Hi Kevin, I would suggest checking out the Ultimate beginners guide and the REI Glossary available here on BP. You'll need to sound like you know your stuff before anyone will listen. Also, along with podcasts, listen to as many audiobooks as you can while you drive, work, exercise, etc so you can start to figure out what niche you'll want to focus on.

And while we're on the topic, what about real estate interests you? What is it you're working to accomplish?

I use Rentometer to get a ballpark. Multifam's are oftentimes close to apartments because of zoning, so if your units are 2/1, simply compare it to a 2/1 of the closest apartment complex. Zillow's rent estimate, and Craigslist ads can provide more figures, so take note and bounce these numbers off of a PM or an agent.

We've recently purchased a multi in Arlington, Texas pretty close to six flags and the AT&T stadium. The windows are still in pretty good shape, but sadly they are single pane, and this Texas heat can be pretty strong at times. Our AC's are only about 4 years old and they're 2.5 ton so we know it's adequate for the spaces in each unit. I'm thinking about installing some window tint for each window facing the south side sun. Has anyone used window tint on their homes? They're very common in Abu Dhabi, where I used to live, and I don't remember seeing them everywhere in Las Vegas, where I also used to live. It makes sense to have them. Does anyone have any recommendations?
