Hi BiggerPockets Family!

I have been sending direct mail all at once at the beginning of the month. What i am noticing is that calls will come in for the first two weeks, leaving the next two weeks without any sometimes. I want to know how can i send out the same amount of mailers, but get leads on a weekly basis?

Hey bigger pockets family, 

I'm a wholesaler and I'm bout to get a property under contract. The thing with this deal is I know it'll be a great rental property because of the area. I want to know should I use the same formula as if it's a flip or is it a different formula for a rental property?

I recently got a list of homeowners who are behind on there taxes. I wanted to get guidance on what will be a respectable way to approach this type of lead. I would like advice from someone who is currently marketing to this type of list.

Hey bigger pockets family. I am in the process of getting a list of absentee leads from list source. While it's affordable, I am looking for another site that I could use that's has good leads. Has anyone had great success other than list source.
