@Mike Gallagher, I knew slreia had lunch meetings but I didn't realize they did them up in Layton.  How large of a group is it that typically shows up?

I was wondering if there was a formal (or informal) real estate club for the areas north of Salt Lake.

I know there's a couple based in SL that are pretty far reaching but I'm looking for one a little closer to the Ogden area.

If there isn't, is there any interest in starting one?

The house we're in has an unfinished basement that we'd like add 2 bedrooms and a bathroom to.  That would take the house from 2 bed, 1.5 bath to a 4 bedroom, 2.5 bath.  Upstairs there's also some updating that needs to be done, drywall repairs, flooring replaced, etc.  We're hoping there aren't any crazy surprises with this house but won't know until someone with better trained eyes than ours takes a look.

Thanks for the feedback, guys.  Sounds like we're on the right track in the broad sense.

My wife and I have an appointment scheduled to speak with our credit union about the types of loans we're looking at and see what other options we might have.  Hopefully once we're done meeting with them we'll have one side of the equation figured out.

Now if we could just find a general contractor worth a damn maybe we can figure out the rest of it.

Hey all, looking for a little guidance from the more knowledgable folks around here and would appreciate your input.

The broad picture is that I'm looking to move out of my current home that needs work and keep it as a rental.  The home that I'm thinking of purchasing includes a 1 bedroom basement apartment.

The house I'm looking at is older but almost move in ready.

My plan (and where I'm looking for guidance) is whether my strategy for borrowing makes sense or sends up any red flags.

To repair the house I own so that it's ready to be rented I would to tap the equity through a refinance or a home equity line of credit/loan.

To purchase the other house I would want to take out an FHA loan.

In order to repair the home I have I need to get approved for the loan, locate a general contractor and try to get things wrapped up in under a month.

In order to purchase the new home I need to be approved for the FHA loan, contact a real estate agent and go through the regular process of purchase.

Minus the actual numbers (which I'm working on) do I have the general process right?  Am I missing anything that would be a giant surprise or kick in the ***?
