What's the best way to get a loan for a rental property. My business partner and I just formed an LLC. We want to get a rental house and so this means taking out a loan. What's the best way to do this? Since we have a new LLC, I don't imagine we'll get a loan under that. Does one of us put a loan under our name (or both of us) and then do we transfer it to the LLC or is the loan just our loan forever? When start paying off the loan, does it matter that it's under our name when we do accounting for the LLC?

Post: Real Estate Crowdfunding - Streitwise and DIversyFund

I've been in the crowdfunding market for 2 years. I have pretty good success with Realtiy Mogul, Rich Uncle, AHP and moderate success with Fundrise. I recently went to see if any new platforms were available and saw that there is one called streitwise and one called DiversyFund. Has anyone had experience with these 2 platforms?

Streitwise seems fine. It takes forever for your money to get there, but other than that I think it looks fine.

I'm really skeptical about DiversyFund. Most of DiversyFund's review on Google come from 11 months ago. And someone on Facebook is yelling fake reviews too. Plus they are claiming a 17% return. I smell a scam. But maybe I'm wrong.

Post: Shopping around for a CMA

I am looking at buying a house to use a rental property in the state of Texas. I will be using a realtor to buy a house, but I have not found a realtor yet. First I want to get a CMA for a potential house. What is the right way to go about getting on? Do you have any tips for asking for a CMA?

I'm also curious about social norms around asking for a CMA. Can I email several realtors and ask them for a CMA? Is it frowned upon to ask a realtor for a CMA and then to not use them (e.g. you asked several) or am I expected to use a realtor if I ask them for a CMA on a house. I know that it takes time to create one so that's why I'm asking y'all.
