I need to replace the roof on a small 850sq ft house. Last thing I want to do is just google it and pick some random company.  

Clay Smith is no longer in the roofing business,  so he pointed me to his guy that took over.   

I am thinking it wouldnt hurt to get one or two more estimates, any recommendations?

Thanks Michael, I got a recommendation the old fashioned way, (I called someone and they pointed me in a good direction).    $424 for inspection with termite, it feels a little high for a house I know has some issues, but it is right in the middle of what I was told to expect.

Following, I just put a house under contract, and the cat pee smell is so bad it makes your eyes water when you walk in. 

I dont know if I want to try Kilz, or just rip out the hardwoods and any subfloor and start over.

I just put a little 2bd/1bath under contract near Shawnee golf course.  It needs some work, but I wanted to go ahead and get an inspection to make sure there isnt anything major I missed.  Does anyone have a good inspector they can put me in contact with?

I am interested to hear your experience with buying a property on an auction site.   Those always look like great deals, but people keep telling me it’s not always that great of an opportunity

I am looking at purchasing a house for my father to live in, and found this thread.

You seem to be very knowledgeable about the tax implications, and the Family Oppt mortgage.  I read that a person cannot qualify for this loan as the purchaser(child) if they have other investment properties.  Are you aware of this restriction?

This statement is very interesting, 

" Then, depending on your adjusted gross income, you may be eligible to deduct the up to $25,000 in passive-activity losses against other income each tax year or carry-forward the losses until such time you're eligible to use them. "

Does anyone have any experience with this loan product?   I am looking to purchase a house for my father, and the couple of banks I have talked with so far have no experience with this loan.   

Is it hard to actually qualify for this loan? are there typical snags or delays?  any other issues I should be aware of that would steer me back to just getting a conventional mortgage?
