Thanks Chris, the Markets are hot here as well, not enough inventory. I talked to the lawyer representing the lender, to me I was able to buy it on contract as long as I catch up the payments. I just have to get the buyer to get the ball going, and tell the lender what is going on.

Chris Wood she was trying to sell it when the holidays started, the home is centrally located in the city. She was asking 81K and needed a few updates to be at the top of the market like that. I don't think she had good realtor also.

Jeff Sprunger I have contacted the lawyers office this morning and they are wanting a letter from the owner saying I can talk to them about the property first.

There is 20,000 in equity, and it should take 3-4 k to bring it back to life

I received a phone call asking if I can help them with their problem . Their problem is that she moved hasn't paid her mortgage since June 2016. She got married and moved in with her husband, who lives an hour away. She owes a little more than 3800 to catch up her payments, she has given me a lawyers phone number that the lender has working for them. She had it listed through a realtor all winter and didn't have much luck. In that time we had a early and hard winter in Indiana and a water line broke and flooded the house, which is on a slab.. all the carpet is soaked as of today and if the temperatures were higher mold would growing at, as it rained on me a few times. How hard is it to try and take over the mortgage payments? I'm a 1099 employee through our masonry company. I take all the deductions that I can. As of now, our rental company has over 300k in equity and no debt. The payments on the home are 484, the income that the house will generate will be 850 a month. Is it possible? Thanks

Hello, I'm wanting to get in contact with a home owner who recently just left his property he bought in 2013. It's a 1200 sq foot home on 2 acres with a detached garage. Can anyone advise me on how to get his phone number?

My father and I are currently working on a flip, I got a call today from a prospective buyer saying that he is pre approved from the bank and is wanting to buy the house when we are complete. His lease doesn't end until May 2016. At what point do I get him to sign a purchase agreement? He has expressed to me that this is where he wants to live. He knows that he will have a great house when we are finished. We have about 50% of the work complete. This flip is all out of our pocket. We are financing it through our masonry company.

Thank you, I completely understand what you all are saying.   I have closed through this attorney 3 times before.  This is the first time he wants to go to a title company to close.  Maybe he is doing his job and looking out for us?
