Hey guys, I wanted to find out how you start finding homes to send direct mail to. Is driving for dollars the best method or is there a list of distressed homes or a website that you use? What has worked best for those who have a direct marketing plan. Thanks!

Does anyone have a recommendation for hard money lenders in NC? Also, how quickly can a hard money lender close on a deal? What documents will I need to send? I am considering the possibility of a flip that has already hit the MLS and would like to move on it quickly if I can get it for the right price. I have had a contractor take a look so I have a good idea of what I'm getting into just need to put in an offer.

Post: Structuring a Multi-Family Deal Help Needed!!

There is a 10 unit Multi-Family apartment building I want to purchase. The units are split into a 4 unit and 6 unit building. The current survey has the buildings on the same tax parcel. Is it possible to have a new survey done, splitting the 4 unit from the 6 unit and use an FHA loan on the 4 unit which I plan to live in and a commercial loan, or fingers crossed owner financing (I think it would have to be a balance sheet loan) If anyone has any experience with something like this or could get me in touch with a lender that would be GREATLY appreciated!!

If anyone needs more details on the deal I am happy to provide any additional information

This is big league!! There is nothing like setting foot on a project to see the progress first hand. I'm sure this made a huge impact for everyone that was able to attend.

I am new in real estate investing but met a guy who is 2 years into house flipping. He let me visit one of his projects and it gave me the courage to go out and snag my first rental property.  

Love how you structured the event enabling people to get hands-on experience and answering questions. Nice!!

Hey, David, you could check the local newspaper for upcoming foreclosures, check the courthouse in the counties you are looking to purchase in, biggerpockets offers a foreclosure alert through their paid subscription, auctions.com, hubzu.com. In North Carolina, all real estate closings go through an attorney, so I have found foreclosures by asking attorney's offices to alert me of any new foreclosures.
