@David Hunter Thanks for the response! Apartment locating is actually really popular here in central Texas. Lots of agents, especially newly licensed start in this business, and some do make a long term career out of it. I live in a college town, and there is almost constantly tenants moving out and into new apartments, and the only way I currently get new clients is referrals and posting ads on craigslist. I haven't met anyone who has tried postcard mailings, but I've heard really good things about direct mail in general and I think I want to give it a try! 

Thanks for the advice! The apartment complexes, property managers, and landlords pay in any case that I am the procuring cause of their new tenant and they have previously agreed to pay agents. 

Hello all! Not sure if anyone on here has tried this but I'm thinking about mailing postcards to renters in apartment complexes telling them about my free apartment locating service. I have never done direct mail and was wondering what sort of response and conversion rate I might be able to get. Does anyone have some insight on this? Should I first mail to 1 or 2 complexes in town to test, or should I go all out and mail to 10+?

Hello all! I have a property I'm interested in making an offer on. I have a CMA for the property that puts the value at $49,175. Is that the ARV, or do I need to take into consideration the repairs needed? (New roof, total interior reno).
