I'm not sure if you're aware but STRs are not legal in JC unless you the owner live in the building

Anyone with long term rentals in Arkansas willing to share a lease agreement that they like using?  I have the BP one but am looking for ideas for any changes or additions that seasoned landlords like to include.

Hi Bob, its been a while....but were you able to find good companies to service this eviction?  Also, can you share how long the different stages of the process took? I have to start a foreclosure eviction in Bergen county soon and would appreciate any info.

There was a recent case on this and that is how the supreme court ruled.  Just cause the lien is canned doesn't mean the fees don't run with the land!!

I even looked it up for you:  Highland Lakes Country Club & Community Association v. Fanzino, 186 NJ 99 (2006).  Get the bank/lender to pay it first!!!

 Thanks John this is super helpful! I'm in a similar situation. Are you able to tell me what on the master deed or by-laws would determine whether or not I need to pay for the past dues, after buying at a sheriff sale?

Also-when you say to get the bank to pay this, did you mean the foreclosing bank?

Hello,

I'm seeking a mortgage on a property that was purchased in a recent sheriff sale, property located in Union City, NJ.

I've been assured that that are local banks that will underwrite mortgages even on the basis of an external appraisal (can't get an internal one because I can't get in the property yet).

Any ideas on which these "local banks" may be? Even 2-3 names of of potential local banks would be a good start.

Not looking for hard money, just a regular mortgage from a local bank.

Yes it's on their website too, look under "ordinances". You'll see a lengthy September 2017 ordinance about rent control, and then a March 2018 ammendment to this ordinance, bumping it from 4+ to 3+ if not owner occupied.

I've been eyeing a particular 3 unit multifamily in Union City for a while, to by as an investment. The idea was to upgrade the units significantly and raise the rents, then possibly sell once stable. Alas - the new ordinance turned this property too into a rent stabilized one. I'm now considering buying and converting the units to condos. Does anyone have experience with converting to condos in Union City?  What is the process like? How long did it take? How much did you wind up spending in attorney fees, etc? Any bit if info would help. Thank you!
