Hi all. Getting bids for a renovation these days @ Belleville, IL and most contractors who show up mention words like city being "Unionized" / "union lock down"

Is there something I need to know before approving bids. I was thinking of using a contractors from neighboring city but don't want to get into any trouble

And yes, I don't have other bids to compare. Will get them before agreeing to anything

It's for an office - city is asking me to make the building ADA complaint by fix up outside concrete ramp, remove another small ramp, build a new ADA washroom and open up the small hallway

Hi, recently came across a bid for office renovation. Contractors seems like a nice guy but following items in bid doesn't make any sense

-Project Management - 4275 $

-Coordination with trades - 2250 $

- Foreman - 1775 $

-Overhead 10 % =  10,082

- Profit 7% = 7058.03

Does this sound like a usual practice ?

My project cost seems to have exploded :(

I came across this problem in Granite City, IL back in 2017 and a good real estate agent was able to help me for 500 $

Recently had to file another such appeal in Belleville, IL and did it myself (will get response in 1 yr )

When I was looking around in 2017-8, there are few local companies who charge 50 % of tax saving for 1 yr ( not worth it if you don't mind filling few forms etc)

How come you are in looking in CT? I have read Kansas City as great cashflow. 

 I am not looking to invest out of state at this point. My friend Ali however was thinking of investing in Bridgeport CT market and I was brainstorming this with him

I work/ live in STL , MO and have developed some connections there over the yrs so comfortable with that market.

Ok, for somebody in Connecticut any suggestions on cash flow markets basically for “ buy and hold”

What if a person does not immediately need cash but thinking of doing this as a Passive investment which will pay off in say 20 yrs , does it makes sense then ?
