Thanks  everyone for the insights. The area is not bad at all (we literally have 3 colleges in town), so crime is not an issue. It has undergone major improvements over the last year, and it continues to grow... I think I know what I need to do. Thank You everyone for your advice.

I have a question and need a little insight. Maybe an answer would help me to redirect what I must do. I got a property under contract. I did the math, comps, calculated the ARV and figured in the repairs. Its a single family home in a working class neighborhood (no war zone). It's even one mile from a college and a developed hipster downtown area..its close to everything. It's off market and got good bones but for some reason, it's not selling. I'm not sure why? Any thoughts?
