Thanks for your message. I left out the details such as "escrow account" because that was a bit obvious to me, but again, forgive me for not being specific. I also understand commingling funds is not a route one should take so when I mentioned "checking account" I really meant escrow.

In any case, my question was more from the view of efficiency and how other property management companies handle it. From what I am understanding is this:

- Tenant pays rent to the PM company.
- PM company deposits into their escrow account.
- PM company retains their fees.
- Balance of Tenant's rent stays in the escrow account and goes towards owner's expenses, and withdrawn for the owner as requested by the owner.

If the Tenants make checks payable to the Owner, can it still be deposited into the escrow account by endorsing the check?

A good client of mine asked me to manage his small commercial retail strip. I haven't had a property to manage like this before so my main question is how is the rental income handled? Does the tenant pay my company and we set up a separate bank account for him? Or do we set up another account at our bank under his name and he gives us the right to use the account to manage the property?

This sounds much better! Regarding your splits of either 50/50 or 75/25, is this in reference to the annual returns or the sale proceeds once the property is sold? How do you divide the sales proceeds?

My partner and I are debating about opening a property management department within our company. We have a residential and commecial side to our company. Are PM empoyees typically salary, commission/bonus or both?

This is a question about Syndicating. Here is where I'm stuck at:


- I transact leasing and sales for Commercial Real Estate so understand the product fairly well.

- I have clients have have millions in cash to dispose due to their businesses

Where I feel stuck at in my life (30 YO this year) is I think I have the resources necessary in order to start a syndication, but how do you start one? What do you typically say to your partners to get them to give you the OK? Maybe share with me how you did you very first deal? Ideally, my in head, I'd love to help a investor of mine purchase a building to hold with their money down and I gain a small % of equity. I don't have the cash to use as a down payment (or at least I'd prefer not to), but do have the expertise to find the properties, acquire the property, manage and lease it, and ultimately dispose it.

The tricky part is what if they can't agree on a price. I run into situations all the time where the tenant things the market rate is A and the landlord thinks its B.

How do you 'evict' a tenant from a ground lease?

I'm talking about a lease renewal at the end of 10 years. The term is only at 10 years with no option. what happens if the LL and Tenant can't come to an agreement at the end of 10 years?

I'm looking at a 10 year NNN ground lease deal for a buyer. What happens if at the end of the 10 year term, the LL and Tenant can't come to agreement with terms? Is the LL forced to come to terms? What happens to the ground lease?

i agree, 6.75 isn't good. he purchased it last year for a price that doesn't give him much room at all to lower his price and he's not super motivated to sell it at a steal since he has the cash flow.

i agree with your opinion on lower the price, but since I can't do it, i may have to end up brokering it and make the commish!
