35+ Property portfolio in Detroit Rosedale area. Portfolio exists mostly out of larger homes in this area and comps are coming in at 4.8M!

Hi,

In the past 6 years we build up a SF porfolio of 60 properties for a group of investors. Now the time has come that the investors are open to sell around 40 of these single family homes. We have started selling properties retail 1 by 1 and that works great to maximize profit.  Our investor group requested to research other options to sell the portfolio to see if we can speed things up. 

My question is if there are places where we can get in touch direcly with investors that are interested in investing in a single family portfolio. The properties are located in Detroit. The special thing is that these properties are not the typical $40k-$50k rental property but are properties with retail values between $80k - $200k.

Stratagy; A buyer can keep these homes as rentals. Another option is to sell these homes retail in 2 - 3 years and maximize profits. 

So, where can we find serious investors that are used to work with larger single family portfolio's and are comfortable with 3M-4M $ investments?

Hi Tom, are you 100% sure? I am holding the title. Isn't there a way, lets say I make sure that the loan to the finance is paid for before the land contract ends? Another possibility I am thinking about is to sell the land contract to another investor. I haven't got any experience with this and wonder if there is a market for this. Lest say I have gave a land contract for 100k with 9% interest. The title is still with me. Can I sell this contract, including title to someone for lets say 90k cash? Does anybody know if there is a market for this?

Thanks for the input. Yes I still hold the title. Hopefully some loan officers see this post and can give some comment on this creative way of financing.

Hi, I need some guidance with a refinance question. If I sell a property on a land contract and I want to get cash out of the property. Is it still possible to refinance, let say 70% of the property?

We are buying properties in Detroit, distressed or renovated. The properties have to be brick and located in decent neighborhoods. Minimum of 3 beds and at least 900 sqft.

Hi Ben, there are a couple of good areas where you make over 10% per year. I have access to a portfolio of 60 properties that in the 50-80 price range. They are with 3 years full documentation and exeptional low vacancy. Let me know if you are interested.
