Will Hunting: See, the sad thing about a guy like you is in 50 years you're gonna staht doin some thinkin on your own and you're gonna come up with the fact that there are two certaintees in life. One, don't do that. And Two, you dropped a hundred and fifty grand on a f*%$in education you coulda got for a dollah fifty in late chahges at the public library.

aka... internet and a local mentor is about all you really need.... :)

Atlanta is still bigger than Austin for investing! I've lived in both! south Atlanta is still good for buy and hold.... and as far as the city planners... the ones that work for the city can only do as much as the corrupt politicians allow.... same everywhere... I agree with Aaron, midtown is coming around... and living close to the beltline is kind of nice.... yes its a big city so there is a crime element, but having lived in NY and LA this isn't any worse! Atlanta took a later hit than AZ and Miami, and Vegas as far as the housing crash so we are taking a bit longer to correct... hopefully it will continue to take a while :)

Monica Breckenridge - you put out 100 a week and got 5 calls?? or was that the typo? :).... RTO signs I get blown up on 5-10 in an area! buy houses signs just starting with them, putting out 50 a week to see what I get.... next, putting out the avoid foreclosure!!! I just figured havin code enforement grab them was part of the gig?

I actually have one of Andy's DVD's... keep in mind, while his stuff would probably work in todays market, he and his partner have their relationships with their REO agents from back in the 90's and have been doing deals since... I have met a few that tell me they get buyers who buy sight unseen and have 1/2 or all of the purchase price cash as their EMD... of course thats not all and they have many deals but that is what does go out there... Check MLS... they are easy enough to find.... and Andy is successful at it.. .his DVD is cheaper than the sourse and pretty good info....

I try to stick to the sub groups... more good information and less sales pitches... plus these are the guys actually doing deals.. .
