Can definitely use advice in which zip codes in the Tampa, FL market are good to invest in. Specifically looking for multi-unit properties in this market for buy and hold. Any advice on this market is greatly appreciated. Thank you in advance!

Thank you for the pointers @Larry Alexander. I'll review the youtube link you sent for! 

The only reason keeping me from giving a tenant Wi-Fi access is that it will interfere with what I have connected to the Wi-Fi. May slow it down pending on how many devices the tenant will connect to the Wi-Fi if given access. @Marcus Auerbach. Now I'm sure there may be a way to get around that but I'm not sure what the best practice is behind this. 

Thanks for asking @Michael Peters. I have a oil tank connected to the furnace. I had my current tenant pay for heat but what I have come to notice is that the tenant would purposely avoid filling up the tank to save money on refilling the tank. It causes alot of potential issues for me because keeping the oil tank empty can cause sludge to fill the lines which can badly damage my furnace. My next idea is to take back control of the tank and I pay for the heat for my next tenant. I'll rollover the average cost into the rent. I would then replace the old thermostat with a Nest Thermostat so that I can control the heat in the house. I'll format the thermostat to a specific range for the tenant to use so it doesn't drive up my heating bill. I can then control directly from my phone. I would need the Wi-Fi access to have this set up. What are your thoughts behind this?

Does anyone have any recommendations on setting up Wi-Fi for my SFR? Will be using the Wi-Fi for smart home features such as Nest thermostat and smart doorbell camera. Will not be giving tenant Wi-Fi access. All recommendations on setup and what to purchase are welcome!! Thank you in advance.

Hello All,

I’m currently working with a realtor in Tampa to search for potential investment properties in that market. I reside in NYC. I was informed by my realtor that I can make an offer and back out in 15 days without needing any specific contingencies. Can anyone shed some light on this? I can’t find any specific information on this 15 day window. Thank you in advance!

Since I am unable to invest retirements funds from a SDIRA or solo 401k into an LLC I personally own, how else would I be able to do so without any tax implications? Would there need to be a specific type of LLC or trust set up for this instance?

In all instances, all profits gained from a flip must be deposited back into the retirement plan to avoid tax implications? 

I'm confused by the definition of passive investor when investing into a flip for instance. To my understanding, I cannot take part in any activities involving the flip such as rehabbing and so on if I'm investing from a solo 401k. Is this true?

This thread has been very informative. I am currently employed full time and have both a Traditional IRA and 401k. I do want to rollover funds from both the Traditional IRA and 401k into either a Self Directed IRA or solo 401k to invest part time in REI. I do have some questions if anyone can provide some insight:

  • What is considered to be part time self employment activity in order to qualify for a solo 401k?
  • What is considered earned income from my part time REI activity to qualify for a solo 401k? Would this be buy and flip profits? What else qualifies since to my understanding, I cannot use my current passive income on a rental property I own.
  • I have recently set up an LLC for my REI business with a partner. Can I invest into the LLC from a checkbook IRA (SDIRA) if the LLC has a partner?
  • Will I still need to be considered a passive investor if I invest funds into REI from a SDIRA even when I contribute these funds into an LLC that was formed under the checkbook IRA (SDIRA)?
  • Am I considered only a passive investor under a solo 401k? 

Would really appreciate anyone's expert advice on this. Thank you in advance!
