I'm trying to find the best insurance company for rental property insurance coverage in Birmingham, Alabama. Obviously price is a big factor . Please reply and let me know who you are using , your opinion of them, and any quirks.   For example I used to have  Traveler's but they limited me to 8 properties and raised rates considerably in 2013.  Currently I'm using Foremost

can anyone recommend a good Self-Directed IRA company ? I've been using Equity Trust but am tired of all the bogus fees, poor customer service, and screwed up paperwork.

A tenant on Social security is not a bad thing- until they stop paying. Then is harder to collect from them because SS can't be garnished - 

I've got an eviction going on a tenant for not paying rent. I just found out from my property manager that their income is really social security (yes I know I need a better property manager a they did not screen  very well) . My question is how can I collect from them - I don't think I can garnish their SS checks .

anyone want to recommend a good app for rehab punch lists with photos? I want a quick and easy way to visit a property, take pictures and add notes of items to be fixed. Also would like a way to keep pics of houses I visit organized

I'm looking to refinance 6 properties from ARMs to fixed rate mortgages or roll them all into 1 fixed rate loan. Anyone had success doing something similar?
