@Cole Leonida We are looking to move to Highlands Ranch/Littleton area and there is not a lot of rental inventory available, so demand should be high for available properties. The $3k rental price seems like a good deal (for you as it is a bit high), although it depends on the size of the home. I am a newbie to investing as well so please do not take my advice but I do know we are having an issue locating a property we like and would be willing to pay more to get something which could bode well for a newer home in a great area like Highlands Ranch.

Thanks everyone. Opendoor's offer after all the fees works out to about the same net amount as if I sold my home on the open market for a price $16k higher than my Opendoor offer.

I will have to pay capital gains as I have only been in the home but with all the updates, I made to the home my taxes wont be too bad.

Hey All,

I am looking to start flipping come January. All my education has been in flipping 5 personal homes and focusing in on single family (books, BP podcasts and YouTube). I am also looking at mobile homes and am looking for advice on any core differences that I should be aware of between flipping your standard single family home and mobile homes.

Hello Everyone,

We are about to sell our home to Opendoor but I am wondering if we should hold and rent it out. The math says we will lose $200-$400 a month. I am considering it as we have only been here a year and I would need to pay capital gains. Should I:

  1. 1. Hold and Rent waiting to sell in a year or two at our current 7% appreciation rate?
  2. 2. Sell and despite capital gains, sell and make a decent profit on a home we do not like?
  3. 3. Refinance at an appraised value $125k about the current owned amount? Rent and use funds to invest.

Hello Everyone. This is my first post so please excuse any posting formalities that I may miss.

I am looking to start flipping come Jan. 2022, looking for 3+ BR; 2+ Bath distressed properties in the Inland Empire (primarily Menifee, Temecula, Murrieta, Sun City and Wildomar - California).
