Where can i find a list of contact information for homes id like to use for direct mail marketing? Once i get this list, is it legal for me to just start mailing out letters to them or how should i go about this?

Where can i find local law/guidelines regarding what qualities a landlord is able to use to filter tenants by without breaking any law?

Whats the total per yr cost of keeping your real eatate license current? Does having a real estate license give you access to more properties than are available on realtor.com/redfin/trulia, if so is the greator selection worth the fees needed to be paid as an agent?

130k available; preapproved for 550k, trying to house hack a single family or multifamily; Los angeles area preferred. Where can i acheive this?
