Hi, I have been using a service called American Tracers. I buy NPN's and when I need new contact information on homeowners they are able to locate good numbers for them. They turn your reports around within 48 hours. I have even had a tough skip that they found information on when no one else could find anything. Their website is www.americantracers.com.  They offer monthly packages and also one off finds.  Happy hunting!

Welcome to the site Conner!  I too am in SLC.  You need to find what part of the Valley you want to work in from a perspective of buyers/sellers.  Then I would start finding your motivated sellers and start advertising to find buyers.  The hardest part I had when I started was that buyers list. The buyers list is key to your operation!  I hope you do well and lets keep in contact!  Have a great one

Do you have a contract for deed on the house or is it a traditional mortgage?  And yes there are good companies out there that purchase notes.

Stephen D. Have you evaluated the house? What is it worth in its current condition compared to the balance of the contract. The people that are living in the house what does their contract look like? @Gary Houck  The terms can be pretty much anything you want.  What are you looking to do with the mixed use property?  Once you determine that you can create note for the deal.  Make sure the contract has clauses in there for you that will allow you to flip the property on a contract, or allow you to sell the entire property on terms you outline.  Good Luck!

Patrick Jacques do some digging at your local assessor's office or online to see who owns the home. Is it a foreclosure, REO, tax sale, probate, or inherited home. Determine what is owed against the home if anything. Then make a decision if you want to pursue the home once you have these details. Good luck!

Obtaining a strong working knowledge of your local market will put you in the driver seat when it comes to determining home values. Spend some time reviewing sales trends in your market along with networking at your local REIA. I have had the best luck talking to local RE investors. And above all do not be afraid to ask for help! Erik Chipchase It all depends on your own situation. I still have a full time position even though my REI business income has surpassed my annual salary. I am looking to be debt free, and have two years of salary in the bank before I leave my FT job. It all boils down to planning and your own goals you want to achieve! Good luck!

Daniel Raposo is correct about tax auctions. You can always go to your local county assessor and ask for prior auction lists. And there a few websites out there that you can use to find the auctions but they do not always have the ending sales price. Good luck!
