My rough estimation says this doesn't pass the sniff test. It wouldn't beat the 1% rule without you living there would it?

You can search on Google for population growth, job growth, median income, diverse jobs, landlord laws, housing growth and prices. Keep adding filters until you're left with a few and go from there.

Yeah get some estimates so you have a baseline for your numbers and if they look good yet, do it.
