Hi David! Thanks for the reply. Yes, I am new to the industry and learning so much very quickly!

It sounds to me like those flipping crews that are able to complete projects on that kind of scale probably do this full-time and have a full team of people working with them (team work makes the dream work). A good bit of the investors I work with are individuals flipping on the side, they have other jobs or responsibilities on a daily basis and they do not have time or resources to source deals and everything that goes along with that. In the Atlanta market, it is becoming increasingly difficult to find a good deal (off-market or not). It takes a lot of time and energy to find these deals - and as you know time is money that not everyone has. That would be why I think they wouldnt need us, if they can dedicate their own time and resources towards finding the deals themselves. I would be curios to hear their perspective though!

As for why I dont flip these deals myself, I certainly plan to eventually when I have the money. The reason I wanted to do this job was to learn about real estate investing inside and out so that when I have the money, I know exactly what I will be doing with it. Many agents in my company do their own flips though! From what I have seen in the Atlanta market, the hardest part besides finding the deal is finding a trusted GC who can get the work done for the right price and is taking on new projects.

Hi Oscar! I would recommend working with a real estate wholesale brokerage. I work for this kind of brokerage in Atlanta and some of the benefits of this for the investors that I work with are:

-No shady deals, everyone in my office is a licensed real estate agent and our business has an A+ rating with the BBB

-The inventory is off-market and private to our list of buyers who have taken the time to come into the office and create a relationship with us. I think this is so important when dealing with these kinds of transactions. We dont advertise our properties on the MLS or facebook or anything like that.

-We also have fixed pricing, so the price we give is the price you pay. No bidding wars driving up the price. 

-When you work with a brokerage, you have a team of however many agents in the office working day in and day out to find the best deals for you. All you have to do is the repairs. 

-My brokerage provides our own rehab estimates as well. 

-We BUY the properties that we sell with our own money and even pay both sets of closing costs.
