David Hutson , I co-organize the Real Estate Round Table meetup at the Limelight Bar & Cafe! It’s every other Monday. We started the group since we were looking for a meetup that met more frequently and that had more emphasis on getting to know everyone in the room and what they are working on & what their goals are. Hope to see you all this Monday Feb 5th around 6:00 pm! Happy hour and networking is 6-6:30 and then we usually start the group discussion/presentation around 6:45. I bought Mindy Jensen ‘s book ! Looking forward to reading. I’m getting my real estate license this month. Going to use this as a playbook for listing homes and to help address all my seller’s concerns upfront (before they ask the questions)! Do we still get the bonuses if bought on Amazon/Kindle? I typically read everything on my Kindle so that’s how I ordered it.

I can vouch for Sacramento as well! (I just moved here from the Bay Area haha). I’d also consider Denver, I have some friends from the Bay that moved there recently and they all really like it.

@Taylor Cu I moved to Sacramento just a few months ago from the East Bay (Berkeley!). There are a number of investor-friendly agents located in the Sacramento ... if you're gut is telling you to find a new agent I would definitely reach out to some others. I'm sure @Gordon Cuffe has some good recommendations. I'll message you with some of my ideas as well!

@John D. I recently competed all the coursework and am currently studying to take the exam as well! My application should be processed any day now so I'm planning on taking the exam mid-January. I'll let you know if the prep programs I used were effective (once I pass!). I'm in Sacramento. 

Have you read The Millionaire Real Estate Agent by Gary Keller? If not, I'd highly recommend it.

This shout out is a bit overdue, but I'd like to give a huge thanks to @Edward Schenkel for speaking with me on the phone earlier this month about some  real estate legal questions I had. Hi Brad! I also highly recommend you go to local meet ups it’s been really valuable from my experience. Next Wednesday December 20th the Capital City Wealth Builders meeting is supposed to be free! What a great trajectory, persistence pays off! Thanks for sharing - this is huge motivation for myself. I'm also in my mid-20s and want to get started in multifamily. I appreciate that you are upfront in your situation with sellers, about that you don't always have the down payment financing lined up. I'll likely be in the same boat! It's encouraging to know that even though you scramble to get the financing that you still pull through. Going to definitely take your advice of having multiple lenders in the queue in case one (or many of them!) falls through.

@Rob Drum I'd like to stay clear of areas that have too much new construction,  but I really like the idea of Woodlawn and Eastlake. I'm going to have to visit all these neighborhoods before I can really know for sure where I'd like to target. Your suggestions are a great guideline for where I should start.
