Not only should you never buy pre-1970 houses again, you should really consider never buying ANY house ever again!

I'm half-kidding. My point being, move as quickly as you can to investing in apartment syndications. That way you don't have to deal with tenants, trash, or toilets. 

My two cents.

My first bit of feedback is from your very first sentence. The word data is the plural of datum, and thus, if you have more than one datum -- data -- you would say "these data" not "this data" just like you would say "these cars" not "this cars". :)

Okay, I wish I had about 10 more IQ points, but I think I get this. Suffice it to say the following? Multifamily investing on the LP side has a couple little tax advantages, but really not as much as one might wish -- and would end up being a bit disappointing when one hears GPs or gurus or whomever say "Real estate has some amazing tax advantages!" Maybe they are referring to other aspects of investing, like deducting mortgage payments from one's taxes, or getting a $500k tax shelter if you sell a house you've lived in for at least two years. 

Okay, well I will admit that I have had some poor ideas in the past! Perhaps I should take a clue that if this were more desirable it would be more popular :)  

THanks all. I don't really think of this as a profit-making venture, but as a way to defray the costs of a second home. I do get the advantages of buying with a loan, and I would consider doing so. I do have some fear having a loan of 70% on a piece of real estate, though. It's just not really my favorite idea; call me very conservative.

Hi Matt. I JUST posted about fractional ownership, so I wanted to chime in here. Feel free to go to my profile and look up the fractional share post. You could read what I wrote and let me know if you think we could be a good fit. It sounds like a heck of a climb to start from Square One and actually get good sellers and good buyers, but if you get anything going in the Asheville, NC area, I'd love to learn about it! Yah at this time, probably only interested in something within an hour of Asheville.
