These posts are full of good advices. Also, it's important to walk around the neighborhood and ask to the people who live there. They are a good resource of information and they will tell you more than the owner.

@Stuart Birdsong, I have invested in a project like hard money lender so I have a a percentage.

Hello everyone!

I am waiting to receive the documents recorded from the county since last August. I am getting impatient because the broker told me it would take between 3-4 weeks for the documents get recorded so I can see my percent of ownership in the property.

Now, we are in October and I contacted again with the broker. There notary didn't include the acknowledgment letter with the assignment and they sent it again to the county.

Is it normal that it takes so long?

I am interested in investing in new construction in San Diego. I don't know anything about it. Now I am doing some research on-line to know the basic concepts.

Hi Ben, 

I would call the house insurance because the tenant policy might cover part of the damages. It seems to me your tenant might accept the bill because when you asked him about the causes of the damages he didn't say "NO". I would try to get a description of the work made by the plumber, and call my tenant. I would make him know I am aware of how the problem happened and let him know I keep part of the deposit based on the contract that both signed. After that I would send him our conversation by mail.

We have some options... if I prefer to send postcards, I will make sure it has a good information that catches owner's attention. We have to think other investors might be sending postcards and letters as well, so I would say we have to distinguish from the rest of the buyers. I would try to send an envelope with all my information through UPS, in that way my offer to talk to the owner would be noticed easily. Good luck.
