@Jacob Elbe thank you for your response. Your logic makes perfect sense. I'd love to hear how you went about building your network for out of state investing and who that involves (agents, GC, PMs, etc). Although I will definitely consider investing out of state if the numbers make more sense, I will start locally simply because I want to be very hands on and learn. Congratulations on the successes you've experienced thus far; that is awesome!

@Paul Timmins thank you for your reply. I've been doing the whole @name thing wrong this whole time. I appreciate the links that you've provided to all of those resources. I've read many of them and will dig into the other ones that you've suggested. Also, I will look at HUD and off market homes....I just need to get cracking. God bless.

@Andy Mirza thank you for your feedback. I can use my VA Loan for up to a 4 unit MFH and I must owner/occupy. I'm looking at the property strictly from an investment standpoint. I currently live in a 20 man tent in Africa and have spent plenty of nights in less than favorable conditions. Point being, I'm ok with a nice, clean, basic place of residence for the time being because it's a means to an end. The real challenge is keeping my wife on the same page! God bless.

@Account Closed thank you for your feedback. I don't have comps for GRM or CAP rate, but I understand your point and will definitely spell out the market data on my next deal analysis. I must be much more diligent. Also, I checked out the website that you suggested and it is a great source of information so thank you for that. What are some other websites that you commonly use to do your property/market research?

 I'm sure to many of you more experienced investors I will appear unsophisticated (because I am), and that is precisely why I'm on this site. Again, thank you and God bless.

@JT Spangler Great points. I'm from Greenville, SC which has been a pretty hot market over the last 10 years. I've definitely considered investing there and will reconsider it as a option. @Simon Campbell Thank you for your response and I agree completely. Now that I see how bad this deal actually is I will find a potential investment that I think is better, do my homework on it, and post my numbers to see if I get any closer. On a side note, I love Miami. My wife and I are thinking about settling down in S. Florida or LA when the time comes. Thank you and God bless.
