Wanted to find out how your first BRRRR went without the open spaces mentorship. I have done a lot of research on my own and have 2 mentorship programs i am considering and wondering if they are worth the $$

A large property with a great open spacious floor plan 3307 sqft Home is great community.  Sits on a large lot with a backyard that has a pool great for entertaining. Will need a little TLC pics and virtual video available.  Need to assign ASAP. 370k

Have any of you had to pay for access to private money lenders? And how much?

I have found a flip that is currently in unlivable condition through a realtor. The house is so out dated it has a non working boiler furnace in the basement, the roof leaks, needs new bathrooms floors kitchen cabinets and just some good old rehabbing. I’m up for the challenge but my realtor is telling me I can’t offer below the asking price because of the market right now. Is this true? or is she taking advantage of a virgin. HELP!!
