@Pita Cula thank you so much for your response! I've come to realize the STR game there may not be as strong as I had hoped. Great news for my aunt though, she can sell her house easily and walk away with a good chunk of money.

@Mike Smith ouch, yeah that doesn’t do it. I would consider a longer term rental if anything, but with housing prices so high there.. we would be better off putting our investment in a market we’re familiar with and can cash flow a bit better for the money invested! Thanks again for that tid bit of information

Hello,

Looking for words of advice, experience and any help for direction on possibly doing a STR with my aunts house in Sun Valley. Lots of unknowns right now, but I want to just hear from experienced investors and those in that market who can aid some words of advice or warnings to consider. Thank you

 Taylor, thanks for your reponse. I suppose where I'm confused is, the buying/use of the list. I talked to a sales rep about them sending me the list & how it'll be in excel format. What the rep tried conveying is that, I can use that list ONE TIME for the price they charge, and if their auditing personnel catch me mailing to the same list after that one time, that I'll be charged for it. That's what I don't understand and where the sales rep wasn't clear with me about. They were trying to get me to use their list & pay for it on a multiple occasions. I don't see how they can find out I'm mailing to addresses off their list, as well as, my own list I've created. (i.e. they send me 4000 addresses, I filter through them & only use 1500 + my own 500 I've found through public record searches/skip tracing)

I'm currently compiling a list of homeowners to send a mailer out to. I've looked at list source and DataAxleUSA. What I don't understand is they can "sell" me access to this list they have, I can take the names/addresses off to use for my mailers and place into my own database, and yet they're saying if I use their list that I'll be charged $500 each time. How is that possible or even legal if I'm pulling names/addresses from their excel list they send me, transferring the ones I want into my own excel spreadsheet and them using them in conjunction to the names I have already. Are they "bluffing" about their auditors being able to track that list? I understand their premise for wanting repeat business and controlling the list, but how is that remotely legal for them to claim the names/addresses they have (which I believe are accessible to the public) can be "owned" by them. Any help and recommendations are greatly appreciated. Thank you.

Hello, my partner and I are looking to add on as many drivers to our team as we can, we are going to use Deal Machine & market ourselves via social media. My question is, I have a buddy who isn’t working & wants to drive for us finding properties. My initial feeling is to give him money after we close on deals anywhere from $500-$1,000.. but I was also considering giving him a volume lead bonus for tiers like for every 250 houses or 500 houses and also give him a weekly gas card like $30 per week. What is your take on “motivating” people to send you consistent houses on a weekly basis? Obviously that first check does wonders, but up until that point and going forward.. thank you!

my partner and I are going in on wholesaling properties for a while to master that then move on to fix n flip and buy n hold when the time is right. I have an EIN with the IRS for an unregistered LLC in the state of Pennsylvania. I contacted legal zoom today about what they offer as far as services go with registering my LLC, creating an operating agreement. What I am ultimately wondering is, what way would you recommend I go about legally starting my LLC & wholesaling career? We have rough copies of seller/buyer contracts we intend to get over to an attorney (once we decide which one we want to work with). We plan to write up a business plan with an exit strategy for the partnership in case things go sour. What I'm wondering is, can I do all the legal registering, do I need any "permits" with the state? Can I just pay the attorney per service on reviewing our wholesale contracts for now, since that's what we'll be focusing our efforts on? I have some mentors I talk to on a weekly basis, but since finding B.P. I feel like this is a great opportunity to hear from you all & what you'd recommend. THANK YOU!!!
